Client: Affirmed Housing Group

Location: Manteca, California

User: Low income Seniors

Building Area: 37,717 sf (two stories)

Number of Units: 52 units (1, 2, 3 Bedrooms)

Du/Acre: 37 du/ac

Parking: 60 spaces

Site Area: 1.4 Acres

Site Facts: The site is located to replace an existing central drain area from adjacent sites. The solution was to create three courtyards to bring a sense of unity and amenity to the development

Amenities: Single-loaded walkways with lattice screen and views onto courtyards with a community garden and lush palm shade

Construction Materials: Wood structures clad in stucco and fiber cement siding, concrete block patio wallsand composite wood lattice screened walkways

Design facts: Completed while project architect at Studio E Architects

Story to tell: This project site was originally a site for collecting the rain runoff from the surrounding sites. The solution was to collect the run off in underground cisterns and replace the surface drain areas with courtyards–Hence the namesake “Magnolia Court”.
